The Upper Ogden Valley consists of Eden, Huntsville, and Liberty Utah. The real estate market there boomed in the Valley from 2004-2006 and home prices doubled. Now the market has slown down and prices have become more affordable. Many Homes for Sale in the Eden area have been on the market for over a year, and thereare several foreclosures, short sales, and bank owned homes for sale. In 2008 there were just over 75 total residential properties sold in the Upper Valley.
Located high in the Wasatch Cache National Forest and near the Pineview Resevoir and multiple ski resorts, the Upper Ogden Valley offers many recreational opportunities and is a haven for vacation homes as well as primary residences.
Currently the Upper Ogden Valley has more than 150 single family home listings for sale, and more than 70 condos listed just on the MLS. The median list price of homes for sale in Eden, Huntsville, and Liberty is almost $550,000. The average list price is even higher at $672,023. This price is also partially inflated as some of the listed properties are actually partial ownership time share properties.
In 2005 there were close to 200 residential homes sold in the Upper Ogden Valley. since that point home sales have substantially declined.
Most of the homes built during the real estate boom were very large. For this reason the average price of homes sold has still remained high. In reality, prices have gone down for Upper Valley Real Estate.
